In-Home Consultation
Initial in-home listing consultation with a licensed Flat Fee Realty Agent (Indianapolis metro area only)to provide selling and listing guidance, and obtain information for a customized listing.
Digital Photos
A licensed Flat Fee Realty Agent can come to your house to take high-quality digital photos of the features and characteristics that make your home unique. These photos will capture the interest of buyers and highlight the desirable qualities of your home. If you have ever seen blurry, poorly selected photos in a listing (or none at all), you can understand the effect this has on an otherwise interested buyer!Sellers outside of the Indianapolis Area may submit their photos by email. Photos needs to be in JPG format and 320 x 240 pixels in size Take and send several high-quality digital photographs of the features of your home that will attract the attention of your target audience. We will review and select the photos that best capture the highlights of your home to ensure the buyer sees the best features
Six (6) Months on BLC
Your home's pictures and features will be listed for six (6) months in the Broker Listing Cooperative (BLC formerly the MLS). Your listing can normally be viewed within 24 to 48 hours of the time we receive all of your signed listing documents and photos. We customize the listing with the best and most helpful information to guide buyers through your home. The information is viewed by agents who can bring ready and able buyers. Unrepresented buyers will also be able to find your home on a vast number of national web sites such as Realtor.com, Trulia, Oodle, Zillow, Facebook, craigslist, HotPads, FrontDoor, DotHomes, Lycos, Enormo, Google Base, NationalHomeSearch.com and LoopNet.
Full-Color Listing Flyer
We custom design a professional full-color Listing Flyer, with the photos of your home emphasizing its selling points, most desirable characteristics, list price and contact information . For your convenience, the listing Flyer is converted to a .PDF (Acrobat Reader) format which can be sent to you by e-mail so you can conveniently distribute and reproduce it as needed. For an additional fee, the flyer can also be e-mail broad cast to every licensed buyer’s agent in the area. (See Additional Services)
Comparative Market Analysis
We provide a comparative market analysis (CMA), giving you insightful information about similar properties that have sold in your area, to help you choose a fair listing price (choosing the right price will help with a quick sale and maximum profit)

Centralized Showing Service.
This service allows you forgo the task of handling calls for showing requests on your listing by buyer’s agents. No more worrying about missing an important call for a showing appointment. The showing service incorporates live operators, e-mail, and the internet to offer the most complete and efficient appointment scheduling and feed back service in the industry. A lock box is highly recommended to allow seamless showings. An electronic lockbox may be rented from us, or you may purchase your own combo lockbox to facilitate showings by buyer’s agents. You do not have to be present to show your home, and it is recommended that you not be present when a buyer is represented by a licensed agent.No more waiting for your listing agent to give you feedback on showings. Three emails will be automatically sent to the buyer’s agent requesting feedback, if they don’t respond you can call the buyer's agent directly to find out what their buyer thought about your property.

Listing Broker Support
After the listing is input in the BLC, a Flat Fee Realty Agent will provide over the phone and email consultation as needed for the preparation, acceptance and presentation of counter-offers, provide answers to questions related to negotiations and review settlement statement before closing. At closing, a Flat Fee Realty Agent will be in attendance to answer questions and ensure a smooth transaction.
Buyers Agents Commission
Under this program you choose the commission you are willing to pay a buyer's agent who brings you an acceptable offer. The coop amount is advertised in the agent only information on the BLC. It is your choice whether you want to pay a commission or a flat fee to a buyer's agent, but you must pay what is advertised. We recommend that you offer a commission of between 2-4% or a $1000.00 flat fee for property priced under $30,000.00. If one of our Flat Fee Agents brings a buyer and all parties agree to Limited Agency, we will represent the buyer and seller and be paid the buyers agents commission advertise in the BLC.
Commission Optional
You can sell your home to non-represented buyers. If you find a buyer who is not working with and does not involve an agent, you may sell to that buyer and not pay any commission at all.
You Price It
You choose the price of your home and have control over all the marketing, showings and offers
Open House
You get unlimited Open House ads on the BLC. One week advance notice needed for your open house to be successful. Notify us by email. The Open House is scheduled through the BLC and may show up on other web sites. Agent time is charged by the hour, billed in 15 minute increments and invoiced monthly until the end of the listing period. Consulting agent rates may vary.
